### **Q: Tell us about yourself and D1250.**

Hi, I'm Kim Yang-mi, and I run D1250 Private House. This building used to operate under a different name, and I took over the remodeling—basically redesigned the entire place from scratch. We reopened as D1250 about three years ago.

D1250 is a single standalone villa—just one building for one group at a time. That's what makes it truly private. Inside, there are three bedrooms, a big living room, two bathrooms, and a second-floor indoor rooftop. Outside, we've got a deck, BBQ setup, and a pool. Standard occupancy is six people, but we have five beds total (including doubles and bunk beds), so we can accommodate up to twelve guests. We'll even provide extra bedding if needed.

### **Q: How did you discover this hidden spot in Jeju, and what inspired the design?**

I spent about 15 years in the CF and advertising world, working as a location manager for Jeju shoots. I've been to every "hot spot" on the island. One day I stumbled on this place and fell in love with it. I bought the existing building and remodeled it into what D1250 is today. The landscaping here is incredible—you're surrounded by forest but you can still see the ocean. And downtown is just five minutes away by car. Perfect location.

I thought: this is the perfect spot for a single-group private retreat. I didn't study interior design, but I wanted to create a space that felt open and freeing. If this were a multi-unit resort, you'd see other guests or hear noise from neighboring rooms. But here, there's one building, one entrance, and no one else around. That's why every wall is floor-to-ceiling glass. I wanted guests to feel completely free—like they could let their guard down.

### **Q: Your logo is really distinctive. What's the story behind the name D1250?**

It's not deep—just the street address! "D" for Daepo-dong, and "1250" from the lot number. Simple as that. (laughs)

The logo itself is relatively new. It's based on Jeju's *jeongnang*—the traditional three-log gate structure you see at Jeju homes. It's one of the island's most iconic symbols, so we stylized it a bit and turned it into our mark.

There's also a practical reason: D1250 isn't meant to stay one location. This is our first property, but we're planning to expand across Jeju—north, south, east, or west. We wanted a logo that could represent the brand wherever we go.

### **Q: What makes a private villa special, and what's your favorite part of D1250?**

Privacy is the big one. And because it's just one building, the space feels generous and relaxed. A lot of guests come back—sometimes for five days to a week. We've even had writers check in for quiet retreats. You're surrounded by forest but close to everything. It's peaceful without being remote.

If I had to pick one favorite feature, it's the outdoor pool. It's nestled below the main building, and in the summer you get a breeze through the trees. On full-moon nights, you don't even need lights—it's pure moonlight swimming. The pool isn't heated, so we open it from May through fall. Anyone who books can use it—just let us know in advance.

### **Q: With so many rooms and all that space, how do you manage upkeep?**

Cleaning a private villa isn't fundamentally different from other properties—it's just bigger. We handle all the cleaning ourselves, inside and out, without outsourcing. I trust our own eyes more, and it lets us catch maintenance issues right away.

The hardest part is the high ceilings and the floor-to-ceiling glass—you have to make sure every pane is spotless. We move every bed and clean underneath. For landscaping, we bring in outside help for the heavy work, but the rooftop and yard? We do that ourselves.

### **Q: Your Instagram captures Jeju beautifully. Any tips for shooting or running social media?**

Honestly, I'm still figuring out social media. But photography comes naturally—it was part of my old job. I haven't posted a ton yet, but my goal is to show a different side of Jeju. Not the usual tourist shots everyone expects.

I actually did an exhibition and postcard series called "Jeju You've Never Seen Before." We give welcome cards to guests using those designs. I was worried the aesthetic might feel off-brand for a villa account, but people responded really well. Some even ask where the locations are.

At D1250, guests check in and out on their own—it's part of the privacy experience. We don't meet face-to-face unless there's a request. So social and DMs are how we stay in touch if guests need anything. We reply fast.

### **Q: From the glass walls to the outdoor deck to the pool—every detail feels intentional.**

I wanted to honor the natural surroundings. The space isn't just for couples or friend groups, so we added doors between rooms for flexibility—but I designed it to feel open. Like you're returning to nature, unplugged, resting completely.

There are no nearby buildings or neighbors, so noise isn't an issue. You can throw a party all night if you want. We installed a big Bluetooth speaker for that reason. During the day, you rest and soak in the forest views. At night, you party. It's dual-purpose. And on full-moon nights, the pool is something else—true moonlight swimming.

I didn't study interior design, so building and maintaining this place was hard. But it felt like building my own home, so I had to do it myself. I picked every light switch, every fixture. I even welded the table legs from pipes and painted them by hand. Looking back, I put my hands on almost everything here.

I've been all over Jeju for work, but D1250 has something you can't find anywhere else: privacy and calm, without the fuss. The design is simple, not overwhelming. You hear nature, not traffic. It's a place where you actually rest.

### **Q: D1250 has been featured in music videos and visited by celebrities. When do you feel the popularity most?**

We're entering our third year, and yeah—lots of celebrities have stayed here. We've been in music videos and TV commercials. Some of that is tied to my old industry connections, but some clients reach out directly. We list those features on our website, but we don't actively promote them. Fans figure it out, though. They'll come and recreate scenes from the videos and post them. It's surreal and really touching.

Bookings are steady. Summers are almost always full, and weekends fill up even in the off-season. Most guests are friend groups. We also get corporate retreats and families. Couples make up maybe 10%—it's a big space for two people, but some love it for that reason.

### **Q: How did you discover ONDA, and how's it working out?**

A friend who was already using ONDA introduced me. I didn't even know booking management software existed before that—ONDA was my first.

The system is great. Guests can book directly on our website in real time. And because I'm juggling multiple projects, I can't always be at my desk. The mobile app is a lifesaver. I get notifications instantly and can check bookings, create or cancel reservations, block dates—all from my phone. It's all right there, and I can manage everything on the go.

### **Q: Finally, any hidden gems or local restaurant recommendations near D1250?**

D1250 is super close to downtown Seogwipo and Jungmun Tourist Complex. You've got Teddy Bear Museum, Yeomiji Botanical Garden, Cheonjeyeon Falls, the ICC Center, Seogwipo World Cup Stadium, and Saekdal Beach all within easy reach.

For food: Kkot Dwaeji Yeontan-gui has amazing pork. Jungmun Ohu Saeu serves great kimbap and garlic shrimp. Bomal Suduri Kalguksu is famous for sea snail noodle soup. And you can't skip the ocean. Head to Badada Lounge Bar for a cocktail with a view in the evening, or try The Cliff Bar at Saekdal Beach—American-style pub, cold beer, and the sound of waves.
