### **Q. Tell us a bit about yourself.**

Hi, I'm Hwang Jae-min, general manager at The November Stay. I've been with the team for about five years now.

### **Q. What is The November Stay in Landmark?**

We're a serviced residence run by a design studio called The November. Think of us as a hybrid — not quite a hotel. **Each room has a full kitchen and cookware.** But we don't offer hotel-style amenities like breakfast service or F&B outlets. Our guest profile is different because of that.

**We currently operate 60 rooms, with 120 licensed in total.** We're prepping the rest — refurbishing and packaging new inventory. We used to have two other Songdo locations (Canal Walk and Onesta), but we had to close them due to licensing issues. We opened this Landmark location in mid-July.

### **Q. Who are your main guests?**

That's changed since COVID. Before, we had a lot of mid-to-long-term stays: international conference attendees, expats on assignment. We also got parents and friends visiting students at the nearby Global Campus. Now? Mostly leisure travelers. **Young couples, groups of friends on short trips.** Long-term guests make up 3–5% these days.

### **Q. How do you market the property?**

We don't do much active marketing. Instead, **we distribute through ONDA's GDS (Global Distribution System) to about 25 channels.** Our traffic sources are way more diverse now than before we used ONDA. We really started pushing in August, and we've been **holding a 78% average occupancy** since then.

### **Q. What was hard when you first opened?**

Starting fresh at a new location meant zero historical data. We couldn't predict demand. Our previous locations each had clear characteristics — Canal Walk attracted weekend families; Onesta was a transit hub next to shopping malls and campuses. But this building only finished construction in May. The commercial district around it hasn't fully matured yet. We were worried. Luckily, **guests from our old locations followed us here. About 35–40% of bookings are repeat customers. Loyalty is really high.**

### **Q. Why do so many guests come back?**

**Fair pricing.** Songdo doesn't allow motels — only hotels, which tend to be expensive. We fill the gap. Our design philosophy is clean and minimal, so we pass the savings on to guests. That value proposition resonates.

### **Q. How did you first hear about ONDA?**

We used to manually sync multiple booking channels. Like, literally typing Airbnb reservations into a calendar by hand. **It was a mess. We started looking for a centralized system and found ONDA.** We've been using it for 3–4 years now.

### **Q. Why did you choose ONDA?**

We looked at a few options, including some international PMS platforms. **What sold us was the onboarding.** An ONDA rep came to our property right after the sales call, walked us through everything, and answered every question. That personal touch built trust.

### **Q. What do you like most about using ONDA?**

**Support response time.** When something goes wrong — like a booking issue with a guest standing at the desk — speed matters. With other platforms, getting help is a nightmare. With ONDA, I have a direct line to our account manager. They respond fast and explain everything clearly. I'm really grateful for that.

Also, we have **ONDA BookingOn (booking engine) embedded on our website.** Reservations come in, sync in real time, and settle automatically. No more manual entry. That workflow improvement alone was huge.

### **Q. What's changed since you started using ONDA?**

The biggest win: **no more overbookings.** That used to happen all the time when we managed inventory by hand. Now? Almost never. And with ONDA's GDS connecting us to channels we didn't sell on before, **we're seeing 5–6% incremental revenue.** Our guest acquisition funnel is way more diversified.

### **Q. Any tips for using ONDA PMS effectively?**

We have multiple staff shifts, so handoffs are critical. **ONDA has a notes field on every reservation.** We use it religiously — log every detail, every special request. The next person on shift can just read the notes. No need for verbal handoffs or Slack threads.

### **Q. What's next for The November Stay?**

First goal: **get all 120 rooms online and keep occupancy above 80%.** We're laser-focused on guest feedback — cleanliness, service, pricing. Long-term, we want to expand to other cities. We're getting a lot of inquiries, so we're exploring third-party management contracts too.
