# Pension Pricing Trends Nationwide: Budget and Luxury Diverge

Hello. This is ONDA.

International travel has rebounded post-COVID, and pensions & pool villas are feeling the pressure. We're hearing from a lot of property owners — especially about **weekday vacancy worries**.

Pricing is a sensitive subject for ONDA as a booking platform. But we believe it's our job to share objective data with our partners, property owners, and the industry at large.

Travel products — lodging especially — respond fast to trends. When demand is high or alternatives are few, rates go up. Peak season in late July and early August is the classic example. When alternatives are plentiful, rates adjust downward.

Today we're looking at nationwide pension pricing for 2023–2024, with a breakdown of weekday (Sun–Thu) and weekend (Fri–Sat) actual booking prices in Gyeonggi-do, Jeju, and Gangwon-do.

Let's start with the national picture. FYI: We define **off-season** as Jan 1 – Mar 31, and **peak season** as Jun 15 – Jul 15.

**The ₩100K–150K bracket shrank noticeably from 2023 to 2024.** That said, budget stays (₩50K–200K) still dominate. We also see a small uptick in demand for luxury properties over ₩200K.

In peak 2024, ₩50K–100K rooms gained about 2% share versus last year. **Rooms priced ₩150K+ saw overall demand drop.** (Not shown: ultra-luxury rooms ₩600K+ actually grew.)

**It's a hard truth, but here's the split: budget properties are getting cheaper, luxury properties are getting pricier. Strong demand for value, strong demand for high-end — not much in between.**

The key to pension revenue is **killing weekday vacancy**. Below, we'll dig into weekday off-season & peak-season pricing for Korea's top destinations.

### **Gangwon-do: prices down except for top-tier properties**

Korea's favorite domestic getaway. How did Gangwon-do pricing shift from 2023 to 2024?

In off-season, **sub-₩50K budget stays jumped from 1.5% to 13%** — a huge shift. Meanwhile, the ₩50K–100K bracket (55.1% in 2023) fell 4.9 percentage points to 50.2%. The ₩100K–250K range also dipped slightly in 2024.

Peak season shows the same pattern: luxury properties ₩200K+ saw fewer bookings in 2024.

**Bottom line: barring a handful of ultra-premium places, Gangwon-do pension & pool villa prices dropped more than the national average.**

### **Jeju: the biggest price swings in Korea**

Jeju is hyper-sensitive to tourism trends, and its pricing elasticity proves it. The ₩100K–150K bracket — a 2023 off-season favorite — dropped over 10% in 2024. **Sub-₩100K budget stays gained 9.4 percentage points.** Meanwhile, ₩200K+ luxury demand rose. What about peak season?

**In peak season, the ₩50K–100K bracket took the largest share (33.3%).** Worrying sign: demand for ₩300K+ luxury properties also fell on Jeju.

**Too much new luxury supply in too short a time?** Unlike the national trend, **Jeju's high-end properties may need to lower peak-season rates to pull more guests.**

### **Gyeonggi-do off-season & peak: ₩250K is the dividing line**

Gyeonggi-do — home to many kids' pensions and pool villas — has baseline pricing higher than other regions. **The trend here splits cleanly around ₩250K.**

Both off-season and peak saw growth in ₩250K+ bookings versus last year. Off-season weekday ₩200K–250K share rose 4.4%.

That price bracket in off-season = luxury-tier. Demand for premium Gyeonggi-do properties is growing, so rates have climbed.

The sweet spot for weekday pricing is **₩100K–300K**. If your property has the quality to back it up, **nudge pricing within that range to boost revenue**. If you're priced above it, **consider adjusting downward**.
