# What's the Right Room Rate for Peak vs. Off-Season?

Korea's four distinct seasons mean pension and resort operators deal with clear peak and off-peak demand swings. Most owners adjust rates accordingly—flat pricing all year leaves money on the table.

Of course, everyone wants to capture maximum revenue during high season. But push rates too aggressively and you risk losing bookings to cheaper competitors. So what's the typical pricing swing from low to high season?

ONDA looked at the data.

We analyzed 2022 sales data from ONDA pension properties by month. The chart shows **July as the peak sales month** and **February as the trough**.

Revenue climbs through spring, peaks in July, then steadily declines until February—when the cycle resets.

So how much do rates actually rise in peak season? We compared average daily rates (ADR) by month in 2022.

**July ADR was 57% higher than February.**

A room priced at ₩100,000 in February typically went for ₩157,000 in July.

Next, we broke it down by region. The most popular summer destinations show the biggest peak/off-peak swings.

Coastal areas generally see wider spreads. Inland properties show more stable pricing. **Jeju Island had the smallest gap**—it's the least seasonal market in the country.
