# SPECIAL: How to Maintain Your Property While Cutting Costs

Feels like 2017 just started, but here we are staring down the end of the year. This is the perfect time to review performance and recalibrate strategy for whatever's left on the calendar. The holiday rush usually brings welcome booking spikes—along with resource strain and budget pressure.

Let's be realistic. You can't blow your peak-season revenue on maintenance and repairs and still expect healthy margins. But in a fiercely competitive vacation rental market, you also can't skimp on amenities or cleanliness. So here are a few ways to keep your property in shape without breaking the bank.

### **1. Service your appliances quarterly.**

It might feel like an unnecessary expense, but skipping this can land you with catastrophic repair or replacement bills. Washing machines, dishwashers, air conditioners—schedule quarterly or seasonal check-ups to keep everything running smoothly. Consistent small investments pay off long-term.

### **2. Buy toiletries and linens in bulk or on sale.**

Easy to forget, but these costs add up fast. Make a checklist of everything you provide guests, then stock up during sales at wholesalers, local retailers, or online. Buy at least six months' worth of shampoo, body lotion, paper towels, and the like. Same goes for linens—you can snag matching sets on discount. Bonus: for the same money, you can often upgrade to better brands or higher thread counts.

### **3. Watch your utility bills and optimize energy use.**

Even if it's just for the planet, keep an eye on those statements. In Korea, where heating and cooling costs swing wildly by season, adding insulation or upgrading to efficient HVAC can make a real difference. If your property gets strong sun exposure, consider solar water heating. Look for low-flow toilets and energy-star ratings when replacing appliances. And post reminders around the property so guests can help save water and electricity too.

### **4. Ditch the landline—unless it's bundled for free.**

This one's a sign of the times. Paying for a landline is wasteful unless it comes free with your internet package. Remove it from your amenity list. Worried about guest communication? Stock a prepaid SIM card for emergencies.

### **5. Keep an emergency fund.**

A rainy-day stash lets you handle unexpected expenses without maxing out credit cards or dipping into your kids' college fund. Home and fire insurance aren't enough—a small reserve is essential for true peace of mind.

### **6. Use software or agencies to streamline operations.**

Running a vacation rental is exciting, but it can also be all-consuming. Live far from your property? Travel a lot? Struggle to answer guest inquiries on time? If any of these sound familiar, consider hiring a cleaning service or adopting a channel management platform. Automating inventory, cleaning schedules, and communication frees you up to earn more with less stress. Perfect trade-off.
