# How Should I Price My Rooms?

Pricing is one of the hardest decisions accommodation owners face.

Unlike franchise restaurants or convenience stores with set prices, room rates are entirely your call. Here's a practical guide to get it right.

For small-to-midsize properties like pensions, pricing comes down to three core factors:

1️⃣ **Competitive pricing.** The most common approach: check what similar properties nearby charge on booking platforms. Price competitively within that range.

2️⃣ **Cost-based pricing.** Calculate your total costs—construction and interior design, labor, utilities (electricity, gas, water), taxes—and work backward.

Most pension operators aim to break even within two years. Divide your total cost by 24 months to get a monthly baseline. Then reverse-engineer the minimum nightly rate you need to hit that target.

We *strongly* recommend setting a floor price you will never go below—and sticking to it.

3️⃣ **Premium add-ons.** Great location is the biggest price driver. On top of that, amenities like BBQ areas, pools, spas, or standout toiletries let you charge more. Find what differentiates you—and price it in.

But there's one more critical factor: **seasonal demand.**

Peak and off-peak pricing gaps have narrowed in recent years, but peak season still makes or breaks your year. So how big is the gap?

These tables show average monthly prices in 2023 for all pensions and pool villas booked through ONDA. August was the peak for both. Pensions hit their low in March; pool villas in November.

**Pensions saw a 44% gap between peak and off-peak. Pool villas: 60%.**

A pension room that sold for ₩100,000 in the off-season went for ₩144,000 in peak. A pool villa that sold for ₩250,000 jumped to ₩400,000.

Keep in mind—this is aggregated data across all ONDA properties. Your mileage will vary.

Also worth noting: corporate summer vacations are shifting from fixed August schedules to flexible PTO year-round. That's flattening peak demand. Meanwhile, long-weekend getaways are rising.

**So here's a tip:** instead of jacking up prices in August, consider keeping rates more stable year-round. You'll avoid the "price gouging" perception and build a base of repeat customers who trust you.

Of course, pricing levers extend beyond seasonality. You might slash rates in the off-season to fill empty rooms. Or run flash sales on certain platforms.
